Why keep your furnished
property sitting empty?

"Let your property earn while it sits idle."

70% owner / 30% Rento — on net revenue

Have a fully furnished flat sitting empty — between tenants, or for a few weeks or months? We manage bookings, guests and upkeep end to end, so the property earns during periods it would otherwise sit idle. We check suitability and society rules first, so you know where you stand before anything is listed.

  • ✓Revenue share: 70% to you, 30% to Rento — calculated on net distributable revenue after agreed expenses. Full formula and worked example below.
  • ✓Before you commit: property suitability check, society and locality rules review, and an honest income comparison against what the property would earn on a normal tenancy. Onboarding depends on your apartment association rules and any applicable local requirements being satisfied.
  • ✓Listing creation and optimization. Professional photography can be arranged where required; whether it is included or charged separately is confirmed before onboarding.
  • ✓Listed across multiple booking platforms, not a single channel.
  • ✓Pricing adjusted for demand and season rather than a fixed nightly rate.
  • ✓Booking and occupancy management, handled end to end.
  • ✓Guest identification, KYC and applicable verification procedures completed according to Rento policy and legal requirements.
  • ✓Check-in and check-out coordination.
  • ✓Housekeeping between stays.
  • ✓Day-to-day maintenance coordination.
  • ✓Coordination of applicable invoicing and reporting information. Tax advice should be obtained from a qualified professional — Rento does not provide tax advice.
  • ✓Owner agreement and documentation handled properly from the start.
  • ✓Suited to furnished properties; semi-furnished considered case-by-case.
How the 70/30 revenue share is calculated
Gross booking revenue received
less agreed platform charges and operating expenses
= Net distributable revenue
→ Owner receives 70%  ·  Rento receives 30%
Worked example
Gross booking revenue₹1,00,000
Less: agreed expenses− ₹20,000
Net distributable revenue₹80,000
Owner receives (70%)₹56,000
Rento receives (30%)₹24,000
Illustrative figures only. Note that the 70% is applied to net distributable revenue, not to gross bookings — in this example the owner's share works out to 56% of gross. Both parties therefore share operating costs in the same 70:30 proportion.
Expenses deducted before the split
Booking platform charges and commissions Housekeeping and cleaning between stays Laundry and linen Guest consumables and supplies Electricity, water and internet Repairs and replacements Rento staff and operational management costs Guest refunds and cancellation adjustments Booking platform penalties and chargebacks Guest damage costs not recovered from the guest
A full, itemised statement is shared with you each month, and the agreed expense categories are fixed in the management agreement before anything is listed.

Note on Rento's share: operational and staff costs are deducted as expenses above, before the 70/30 split is applied. Rento's 30% is therefore a share of net distributable revenue and is separate from those recovered costs. Because expenses are deducted first, both parties bear them in the same 70:30 proportion.
Who pays for what
Owner: initial furnishing, appliances, linen stock, and getting the property to a listable standard. The property must be furnished before onboarding. Deducted from booking revenue, before the 70/30 split: ongoing running costs — housekeeping, laundry, consumables, utilities, repairs and replacements, platform charges, Rento's staff and operational management costs, guest refunds, platform penalties, chargebacks, and any guest damage not recovered from the guest. Recovered from the guest first where possible: damage caused by a guest is pursued against that guest or their platform deposit before being treated as a deductible expense.
If deductible expenses exceed booking revenue in any month, there is no distributable revenue for that month, and the shortfall is handled as set out in the management agreement. The full list of agreed expense categories is fixed in the agreement before anything is listed.
Please note: Short-stay letting is subject to your apartment society's rules and any applicable local laws — both should be confirmed before starting. The 70/30 share is applied to net distributable revenue — gross bookings less the agreed expenses, which include Rento's operational and staff costs, guest refunds, platform penalties and unrecovered guest damage — not to gross booking revenue. Initial furnishing, appliances and linen stock are the owner's responsibility. Onboarding is subject to your apartment association rules and any applicable local requirements being satisfied. Actual earnings depend on how many nights are actually booked and on seasonality; a higher nightly rate does not by itself mean higher monthly income. If agreed expenses exceed booking revenue in any month, there is no distributable revenue for that month and the shortfall is handled as set out in the management agreement. This service does not guarantee continuous occupancy or any minimum monthly income. Full terms are set out in the management agreement.
